Over the year – from December 2024 to December 2023 – the prices for secondary housing have increased by 4.2%, for new housing by 3%, and rental costs for improved housing by 7.9%, reports a correspondent from the business information center Kapital.kz, citing data from the Bureau of National Statistics.
Year-over-year, in a regional breakdown, the prices for new housing saw the highest increase in Aktobe at 12.8%, followed by Kokshetau at 10.1%, and Taraz at 10%. In the secondary market, prices surged the most in Atyrau at 16.9%, Astana at 12.9%, and Konayev at 10.1%. In the rental market, Taldykorgan experienced a rise of 26.6%, Astana 25.8%, Shymkent 18.6%, Uralsk 16.8%, and Petropavlovsk 16.4%.
Month-over-month – from December to November 2024 – rental fees for improved housing rose by 1.1%, secondary housing increased by 0.9%, while new housing went up by 0.2%.
In December 2024, the number of registered real estate transactions reached 50,046, including 10,488 for individual houses and 39,558 for apartments. Compared to November 2024 (39,421), the number of housing transactions rose by 27%. The leaders in transaction volume remain Astana (9,911 – 19.8%) and Almaty (8,845 – 17.7%), along with Karaganda region (3,638 – 7.3%). The fewest transactions were recorded in the Ulytau region, with 645 or 1.3% of the total.
Compared to November 2024, December saw an increase in transactions across all regions except Almaty region, where the number of housing transactions decreased by just 0.2%. The most significant growth was observed in Kyzylorda (+70.2%), Zhambyl (+45.3%) regions, and Astana (+42.2%).
In December 2024, compared to November, the number of transactions for apartments in multi-apartment buildings increased by 26.6%, or 8,302 transactions. In total, there were 39,558 transactions for apartments in December, accounting for 79% of the overall figure. The majority of sales in multi-apartment buildings were concentrated in Astana (24.7%), Almaty (20.7%), and Karaganda region (7.9%). The leaders in the number of rooms sold were 2-room apartments, with 14,980 transactions registered in December.
Compared to November, in December 2024, the number of transactions for individual houses rose by 28.5%, or 2,323 transactions. A total of 10,488 were registered in December. The highest growth was recorded in Kyzylorda (+86.2%), Ulytau (+64.9%), and East Kazakhstan region (+57.4%). No decline in the number of transactions for individual houses was noted for the month.
The number of housing transactions in December 2024 compared to the same month last year increased by 32.3%, when 37,818 transactions were registered. The highest growth was noted in Pavlodar region (72.4%), while the smallest decrease was in Turkestan region (-13.9%). An increase in the number of transactions was also observed for January-December 2024 compared to January-December 2023, amounting to 16.8%.
