Prices for secondary housing have risen by 4.2%, while new housing prices increased by 3%, and rental fees for well-equipped housing have surged by 7.9%. Notably, the highest price growth for primary housing was recorded in Aktobe (12.8%), Kokshetau (10.1%), and Taraz (10%), whereas the secondary market saw significant price hikes in Atyrau (16.9%), Astana (12.9%), and Konayev (10.1%). Rental prices increased the most in Taldykorgan (26.6%), Astana (25.8%), and Shymkent (18.6%).
In December 2024, the number of housing transactions rose by 27% compared to November, totaling 50,046. The majority of transactions—79%—were for apartments in multi-storey buildings. The leaders in transaction volume were Astana (19.8% of the total), Almaty (17.7%), and Karaganda region (7.3%). Two-room apartments remained the most popular, with 14,980 sold in one month.
Sales of individual houses also increased—by 28.5% over the month. In December 2024, 10,488 transactions were registered. The highest growth was observed in Kyzylorda region (+86.2%), Ulytau region (+64.9%), and East Kazakhstan region (+57.4%). There were no decreases in house sales recorded.
Overall transaction growth was noted in almost all regions, except for Almaty region, where sales dipped slightly by 0.2%. The most significant increases were seen in Kyzylorda region (+70.2%), Zhambyl region (+45.3%), and Astana (+42.2%).
Over the year, the volume of housing transactions increased by 32.3% compared to December 2023, when 37,818 transactions were registered. The leaders were Pavlodar region with a growth of 72.4%, as well as Astana and Almaty. Meanwhile, a slight decrease of 13.9% in the number of transactions was observed in Turkestan region. Overall, throughout 2024, the housing market demonstrated steady growth: the number of transactions increased by 16.8% compared to 2023.
